Marketing Office for AAVAAS Affordable Housing | Archframe Design Awards 2023

Our clients required an onsite marketing office for their peri-urban 6000-unit affordable housing development planned outside Chennai. The idea was to create a high quality sales and marketing experience that would showcase the development, its amenities and apartments so as to connect with the buyers’ desire for a well located home that would accommodate their aspirations for tangible lifestyle upgrades.

Catering to a catchment of buyers working in the Special Economic Zone, two automobile factories and a large private university nearby, the marketing office needed to be built quickly in a resource and time efficient way. As the office was required for two years, our design evolved the layout, materiality and construction system to ensure the whole office could be dismantled and most of the construction material repurposed for the construction of the actual housing (with minimal wastage). Covering an area of about 10,000 sqft., it consists of a reception, a site model display room, marketing offices, meeting and training areas, an audio-visual room, a cafeteria and the sample apartments. The adjoining outdoor spaces are finished to the intended specifications of the landscape design of the housing project.

All the spaces are sequentially organised around a central spine, made of two curving monolithic walls of stone-veneer clad masonry in reusable concrete blocks. These spaces are slightly elevated off the ground on steel columns. Thus the landscape slides under the visible floorplate of the structure. The audio-visual room is made of tensile acoustic fabric  while the other spaces are encased in recessed glass.
